list of home builders Cebu, Manila, Cavite, Pampanga, Batangas, Bulacan, Laguna, Makati

Just want to know, list of home builders Cebu, Manila, Cavite, Pampanga, Batangas, Bulacan, Laguna, Makati how many square meter and square feet is 40x40 meters exactly? When you said, building takes about 6 months..is that the length of time the house will be finished? And yes, we would like to see some of your previous projects when we go to PI. We'll let you know when we are there.

My wife is a native of Iloilo and we would like to retire there in the next few years. We thought that a small hotel would be something to keep us busy in retirement, but really have no idea of the costs involved as yet. If we could not afford a hotel, we would like to build a house there. Either way we would be in need of a good design and general contracting firm.
I thought as a very preliminary step maybe we could commission some conceptual plans and then move on to more detailed plans at a later stage. This would give us some idea of square footage, costs, and lot size required. We will be in the Philipphines next spring for about three weeks and with the lot size requirements in mind, could look for suitable property in the area.

Could you tell us what it might cost for you to develop conceptual drawings, maybe exterior elevations and a general floor plan for a 8 - 10 room hotel (sort of a large bed and breakfast) with associated service areas and an owners suite for us to live in?

A courtyard type structure consisting of two three story wings seperated by a swimming pool in the center couryard and joined by a covered atrium for guest entry/check-in/service on one side and a covered atrium for dining and bar area on other. One wing would be a "residence wing", while the other would be a "service wing".

The residence wing would have 4 30 square meter suite type rooms on the ground floor. This wing would be oriented towards a beach area to the south, and so the south face would have as much glass as possible, with patio areas outside each room on this south side. There would be lounge chairs on the courtyard or north side, with entry doors to these rooms from the courtyard. The second floor would have 5 20 square meter rooms with large balconies on the south side and a entry doors onto a covered walkway area on the north which would accomodate lounge chairs facing the court yard. The third floor would be an owner's suite with rooftop garden surrounding on the south, east, and west sides. The suite would have a large master bedroorm oriented to the south, master bathroom list of home builders Cebu, Manila, Cavite, Pampanga, Batangas, Bulacan, Laguna, Makati oriented to the the north, kitchen on north side, large living area oriented to the south, and patio area to the south. Entry would be via elevator on the courtyard side.

The service wing would have 3 approximately equal sections on the ground floor. The west side would be offices, and fronting this would be the customer service area and counter which would be located in the courtyard atrium area. The center section would be service and laundry room. The east side would be kitchen area, with serving doors onto the atrium dining area on the east side. The second floor would have two sections, a smaller exercise equipment/sauna room on the west side and a larger area like a large living room on the east side where we could show movies on large screen TV or have music at night, or just provide a cool, quiet area for guests during the day. The third floor would be a large conference area with a rooftop garden surrounding on the south, east, and west sides. This conference area would have flexible folding interior walls which could be opened or closed to provide multiple meeting rooms.

The courtyard would consist of an open roofed area with an irregularly shaped pool and plantings and landscaping around it. The pool would have a waterfall feature for return from the water filtration system. Shaded areas would be provided on the east and west sides by the roofed atriums. In the west side atrium would be guest entry with a service desk facing into the courtyard and having entry behind the counter to the office areas on the west side of the service wing. In the east side atrium would be a patio type dining area with a bar on the southwest side just in front of the residence wing. The west side entry should project a welcoming, comfortable image for guests as it will be their first impression of the facility. The two wings might be joined at the second floor level by a walkway in the atrium for easy guest access to the second and third floor list of home builders Cebu, Manila, Cavite, Pampanga, Batangas, Bulacan, Laguna, Makati service wing facilities.
