build a house in the Philippines

I am not quite sure for the 75/75 sqm Floor area, i
need a big space on the Ground Floor.
Let just come out with the design scheme before going
further to the estimated price i think, i'm quite
particular with the design actually.
To discuss it further what sort of requirement do you
need, currently i got the lot plan plotted on CAD. If
you want to discuss it personally i'll be home next
yr. March i'll give you my details back home as soon
as we get this things sort out.
Before we go further are this preliminary architectural design or
sketches are part of your free services including
estimation? just want to clarify.

The exact location of my lot is at Baypoint Residential Estates in Centenial Road, Kawit, Cavite. According to some there are many contractors who are the one financing the said construction of houses are you one of them? it is a two lots with a total of 280sqm what i want to build is a 4BR 4TB maids room & music room/family room and a veranda or trellis with this specifications how much is the budget or the total cost build a house in the Philippines? how much? concrete.

Philippines EIFS Exterior Insulation and Finishing Systems

Philippines ICF insulating concrete forms Philippine insulated form construction ICFs Cebu ICF's Manila EPS expanded polystyrene panels styrofoam foam extruded cement board, bricks, stone, wood, vinyl or aluminum siding, stucco, drywall, plaster, render, cladding.

Foam core panels, also known as Structural Insulated Panels (SIPs), stress skin panels, curtain wall Philippine wall insulation panels Philippines walls panel contractor wall covering paneling interior design Cebu siding sidings Exterior Insulation and Finish Systems (EIFS) poly-urethane foam.

What are Insulating Concrete Forms?

Hollow blocks made of EPS (expanded polystyrene; 'styrofoam') that construction crews stack like Lego blocks into the shape of the walls of a house or commercial building. Workers then add reinforcing steel bars and fill the gap between the two layers of foam with concrete. The foam blocks stay in place after the concrete is dry and will be covered with whatever you like; cement board, bricks, stone, wood, vinyl or aluminum siding, stucco, drywall, plaster, render, cladding etc.

Cost and Savings:
Insulating concrete forms cost a little more than traditional construction, but that additional investment is quickly recouped by the tremendous savings in electricy bills for the airconditioner.
ICFs are made from the same material that is used inside your cooling-box; Air-conditioning is seldom necessary (just a ceiling fan) or at least a downsizing of cooling equipment is possible.
Interesting for 'Zero Energy Homes' in combination with Solar Panels.

Acoustic Insulation:
Your home will be incredibly quiet; "I looked out the window and saw the traffic on the road, but I couldn’t hear it..."
The same sound Insulation between rooms (and no more noisy neighbors).
These superior sound-dampening qualities are also the reason to use ICF for churches, commercial buildings like hotels, concert-hall etc.

Safety and Strength:
Resistance to natural disasters such as tornadoes, hurricanes, earthquakes and floods.
ICF can withstand winds of up to 250 mph offering enhanced protection for your home.
Flying debris will not penetrate your wall because of the concrete inside.
Due to the ideal slow moisture loss rates inside the ICF the concrete actually achieves much higher strength.

Fire Rating:
ICF walls have a sufficient fire rating.
The foams in ICFs are manufactured with flame-retardant additives.
The concrete between the foam-layers does not break down until it is exposed to thousands of degrees Fahrenheit — far hotter than a typical house fire.

Speed of Construction:
The project is built faster; commercial buildings can start their business quicker.

Easy:
The blocks push together like Lego blocks and there is no concern about handling the bricks given that they are leight-weight.

Design:
ICF-buildings can be created with virtually any design or architectural feature.
Architectural Freedom; any design possible: an architect’s dream!
ICF homes can be designed in any style, and will accept any traditional exterior finish including vinyl or wood siding, stucco, rock, and brick.

Homes:

Hotels:
No more complaints from occupants about noisy neighbors.
Savings in electricy bills for the airconditioner plus a downsizing of cooling equipment.

Schools
It only makes sense to wisely spend taxpayers money to construct sustainable, energy-efficient school buildings. Think about it...

Healthcare Facilities
No where does insulating concrete form construction make more sense than in the healthcare industry. Special issues like 24/7 operation, energy use intensity, infection control requirements, and noise and comfort control make healthcare construction particularly challenging.

Municipal Buildings
If you're responsible for the construction of local, state, or federal facilities, we understand you're under enormous pressure to make every dollar count. Your budget is limited and your actions are often dictated by committee.
It isn't hard to make a case for ICF construction when it comes to government and municipal buildings, but it does require re-educating those who are satisfied with "the way it's always been done." We'll give you the data you need to justify the additional upfront costs and to educate your organization and the general public about the worthwhile implementation of ICF construction.
ICF construction saves tax dollars! What little more you'll spend in construction costs up front, you'll get back many times over in the years to come. That makes sense to people. You just have to educate them.

Termites, Mold and Mildew:
EPS provides no food value for termites or rodents however to avoid that they will make it their house you have to take the same measurements agains them as you would do at any other house.
the termites can't affect the structural integrity of the building since it is made of concrete.
resistant to mold and mildew problems.

green building practices: sustainable building
ICFs contain no HCFC, formaldehyde, asbestos, or fiberglass, and no harmful CFCs (chlorofluorocarbons) are used in their manufacture, nor is there any degree of "off-gassing" which would affect indoor air quality. Earth-Friendly environmentally responsible.

The ICF industry is growing by over 30% per year

Roofing:
You can install any roof you want.
We are also introducing SIPs (Structural Insulated Panels) to the Philippines because it is said to be the perfect way to build a roof with it in combination with ICF for the walls; you would be able to use the space under the roof (which is impossible with a corrugated steel roof) and you would never hear the rain falling.

Philippines Construction trades workers are employed in a large variety of occupations that are involved in all aspects of the construction industry. Boilermakers make, install, and repair boilers, vats, and other large vessels that hold liquids and gases. Brickmasons Philippines, blockmasons, and stonemasons build and repair walls, floors, partitions, fireplaces, chimneys, and other structures with brick, pre-cast Philippines masonry panels, concrete block Philippines, stone and other masonry materials. Carpenters construct, erect, install, or repair structures and fixtures made of wood, such as framing walls and partitions, putting in doors and windows, building stairs, laying hardwood floors, and hanging Philippines kitchen cabinets. Carpet, floor, and tile installers and finishers lay floor coverings, apply tile and marble, and sand and finish wood floors in a variety of buildings. Cement masons, concrete finishers, segmental pavers, and terrazzo workers smooth and finish poured concrete surfaces and work with Philippines cement to create sidewalks, curbs, roadways, or other surfaces. Construction equipment Philippines operators use machinery that moves construction materials, earth, and other heavy materials and applies asphalt and concrete to roads and other structures. Drywall installers, ceiling installers and tapers fasten drywall panels to the inside framework of residential houses and other buildings and prepare these panels for painting by taping and finishing joints and imperfections.

Electricians install, connect, test, and maintain building Philippines electrical systems, which also can include lighting, climate control, security, and communications. Glaziers are responsible for selecting, cutting, installing, replacing, and removing all types of glass. Insulation workers line and cover structures with insulating materials. Painters and paperhangers stain, varnish, and apply other finishes to buildings and other structures and apply decorative coverings to walls and ceilings. Pipelayers, plumbers, pipefitters, and steamfitters install, maintain, and repair many different types of pipe systems. They may also install heating and cooling equipment and mechanical control systems. Plasterers and stucco masons apply plaster, cement, stucco, and similar materials to interior and exterior walls Philippines and ceilings. Roofers repair and install roofs made of tar or asphalt and gravel; rubber or thermoplastic; metal; or shingles made of asphalt, slate, fiberglass, wood, tile, or other material. Sheet metal workers fabricate, assemble, install, and repair products and equipment made out of sheet metal, such as duct systems; roofs; siding; and drainpipes.

Structural and reinforcing iron and metal workers place and install iron or steel girders, columns, and other structural members to form completed structures or frameworks of buildings, bridges, and other structures. Lastly, construction laborers perform a wide range of physically demanding tasks at building and Philippines highway construction sites, such as tunnel and shaft excavation, hazardous waste removal, environmental remediation, and demolition. Many construction trades workers perform their services with the assistance of helpers. These workers assist trades workers and perform duties requiring less skill.

PHILIPPINES ICF INSULATED CONCRETE FORMS

famous architects of the Philippines

The advantages of ICF or Insulated Concrete Forms Philippines (Insulation Concrete Form):

- Huge saving on electricity bills for aircon because it keeps the heat outside your Philippine house
- The street-noise stay outside your home also; ICF makes your home incredibly quiet
- Earthquake resistant etc.

see also http://www.sibonga.com/philippines_insulating_concrete_forms_icf.htm

Insulated concrete forms Philippines (ICFs) are hollow foam blocks which are stacked into the shape of the exterior walls of a building, reinforced with steel rebar, and then filled with concrete. Insulated concrete forms combine one of the finest insulating materials, Expanded Polystyrene Philippines (EPS), with one of the strongest structural building materials, steel reinforced concrete. The result is a wall system of unmatched comfort, energy efficiency, strength and noise reduction.

"I have been selling building material of all kinds for over 30 years and our company is going on 65 years in business. There is one thing that stands out: If a product rises above all the rest in quality, handling, and pricing, then it practically sells itself.
Philippines ICF forms are easy-to-use, sturdy forms that are already assembled for the job. It is our pleasure to sell something that contractors demand. Once used, they sell themselves."

Philippines Plastering and Rendering

Philippine house design home builders

When talking about plastering most people think about covering an INTERIOR wooden wall ('dry wall) or ceiling with 'Gypsum'.

In the Philippines better known as CALCIMINE, a fine white powder (no not drugs).

Rendering is a word used for OUTDOOR plastering (but it is also as other word for architectural design generated by means of computer programs like CAD).

Rendering is very similar to plastering when it is applied but it is a little more difficult. Rendering plaster is much harder to work with and sets about three times faster then that of the interior version.

Rendering in the Philippines is done with a mixture of sand and cement that should protect the outside wall from the elements of weather.
The cement in the plaster acts as an adhesive (glue).
BUT cement is expensive and somehow it seems that here in the Philippines a lot of contractors not use enough cement because many walls I see here have cracks...

Most Philippine walls that are made with hollow blocks have to be covered with plaster; it easily peels of or cracks when not done correct. The concrete cracks let raining-water through that might even reach the steel bars in the wall and that means Rust.
Philippines construction company
Plaster is labor-intensive and time-consuming, even redundant and unnecesary when you see the next technologies; you don't NEED to plaster...

Cast-in-Place
Light Weight Concrete
Prefabricated Houses
Modular Ferro Concrete
Green Building ECO House
Autoclaved Aerated Concrete (AAC)
Steel Frame Homes

Labor is relatively cheap her (a reason why not many Philippine contractors focus on improving construction technologies).

If you are planning to do the plastering yourself then there are several things that you should think about before starting. You should understand that plastering is not the easiest thing in the world to do. Most workers have trained for years to become masters of their craft. The reason for this is that plastering requires a special touch and a bit of skill that is not normally found in the common person. The true master plasterer knows how to handle certain situations as they arise. If you do not understand the basis behind the preparation and such that goes into plastering then you will invariably end up spending more money then you would if you had hired a Philippine plastering contractor. This does not mean that you cannot do the plastering yourself, but it does mean that you should learn the proper methods and procedures before beginning.

Philippines Autoclaved Aerated Concrete (AAC)

Biggest Advantage: proven quality and insulation, accepted all over the world.
Cost: much higher (highest) than hollow block construction because imported materials.

There is not yet one house built here in the Philippines with AAC. I know only one contractor who is ready to build the first home and has a German representative from Ytong.

Philippines Modular Ferro Concrete Building

construction forum Philippines

list of Philippine contractors
Biggest Advantage: light-weight structure.

Cost: ? I am trying to find out but they say cheaper than hollow block.

It is not pre-cast concrete; it is semi pre-fabricated.

The whole idea behind this is that most concrete buildings in the Philippines are at each point very massive, solid and heavy while that is not always neccesary; look at an egg-shell, it is very strong but very thin...

This concept (thin shell construction) is used in modular ferro-concrete buildings; light steel reinforcements and frames are put in place ONLY where it is needed and then concrete is poured between reusable forms (cladding).

Philippines Light Weight Concrete Panels

construction equipments Philippines

Philippines construction contractors
Biggest Advantage: Insulation against Heat and Noise plus the panels are only 25% the weight of concrete (because mixed with polystyrene beads) so the complete building is lighter and thus perfect for steep hills or for lots with soil problems. Panels are still as hard as granite...
No plaster = no worry about those problems.

Cost: little higher than hollow blocks but you earn that back on savings and extra comfort.

25% of the weight of hollow blocks. Made from the mixture of small polystyrene beads (INSULATION!), portland cement, and chemical admixtures, sandwiched between two cement boards.

INSULATED; keep heat/noise outside, save on aircon-bills.

Two times faster built.

Hard as Granite.

Used by Globe, Smart, Jollibee, Ballast Nedam, to name a few.
Those are big commercial buildings, multi-storey.

No need to plaster (Smooth skinned; only the joints have to be filled.)

Electrical wires, plumbing etc. are easily integrated in the panels by simply cutting out the required space with a stone-cutting tool.

Philippines Cast in Place Concrete

Cost: same or little higher than hollow blocks but 10X stronger walls (3,000 PSI).

Typhoon and Earthquake resistant.
Philippines construction industry
No plaster = No cracks. Two times faster built.

Columns and walls integrated as one system; walls also carry the next floor(s) and roof.

Weight is distributed evenly over the ground-floor unlike hollow-block-construction where the column-footing put pressure on a small space.

Ongoing reseach shows that walls can be made even thinner which will soon make this method (much-) cheaper than hollow block construction.

This 'reduced-weight' building system is also perfect for steep hills or when there are soil- or foundation problems.

The whole idea behind this is that most hollow-block buildings in the Philippines are at each point very massive and heavy while that is not always neccesary; look at an egg-shell, it is very strong but very thin...

Metal (temporary-) forms are placed side by side. In the space between two forms you find the steel reinforcing bars.

Electrical wires, plumbing etc. are easily integrated inside the wall before casting.

They pour fresh concrete mix between the forms; allow to set; and the forms are removed.

The columns, walls, windows and door-openings are direct ready after casting and drying; precise and smooth; ready for painting. No need for plastering (only little retouch); you save labour; FAST.

The result is a solid concrete wall (in any thickness) that can carry the next floor or roof (hollow-block walls are NOT designed to carry a load; only the columns).
So every room will become some kind of 'box' (which is stronger than a hollow-block building) and all rooms/walls together will resist any pressure coming from any direction; not only earth-quakes or storms but also the 'natural' movement of the building throughout the years.
Like cardboard boxes which are very thin yet very strong.

Your building will be finished quicker and become more durable than with hollow blocks obviously.

Also a good option for fire-wall, fence and even insulation between walls possible.
